Direct mail to owner-occupants near a new listing
When you list a property, identify owner-occupied businesses within a half-mile that could plausibly need more or different space, and mail each one a short letter describing the listing and asking whether their current space still fits their operation.
Why it works: Owner-occupants rarely search portals themselves, so a direct letter reaches a buyer pool that other marketing for the listing never touches.
